Last MOT: 26th October 2023, next due 25th October 2024
Last Service: February 2023 [B Service, with Brake Fluid Change/Air Filter/Fuel Filter/New Wiper Blades [+ SRV2205 Airbag replacement Manufactures Recall]

It’s had no problems/issues in the last 3 years since I bought it, except for a few new tyres and the above in the service.

Conversion Description

Self built with professional converter to do electric and plumbing set up, and professional carpenter to create all the bespoke shaker style cabinets, work tops, and table. The mural on the insulated bulkhead wall [made of ply] is wallpaper so can easily be changed too.

To note as well, this is not just a home on wheels but also a side hustle business – I had a successful 6 months last summer renting the van out on GoBoony and AirBnB, with no issues at all and fantastic reviews [see in the gallery some examples].

In the last year it has had a MOT and a service done, and nothing major was needed – just filters and wiper blades changed. Before I owned her, she was used as van on a production set, hence why the mileage is so low for a 2013 van.

The conversion is looking like new too. Because I was renting it out I had it professionally cleaned every week during, and everything in the conversion is working great.

Conversion details:

– A shaker style kitchen [3 cupboards and 5 drawers] – all bespoke made by a carpenter
– A butler style sink and beautiful tap, with fresh water tank under the sink, and gray water hose that goes straight out of the van [or a separate tank if you prefer to collect it]
– Scaffolding board style work tops, with matching table and cupboard top – all recently sanded
– A sofa and Lagun swivelling table system, which turns into a big double bed – this gives you an office space and eating area, as well as a comfy bed for sleeping. The cushions are made from 5inch foam, and covered with a bespoke linen, professionally done by a seamstress. Lots of storage under the sofa/bed too.
– Two gas hob cooker and a 6kg gas canister, with a Landlord Gas Certificate
– A heat proof splashback near the 2 hob gas cooker
– A Dometic fridge / freezer
– An outdoor shower, with shower curtain for privacy – this connects to the same pipe as the kitchen sink
– A skylight that opens, provided nice air flow in the van
– An opening window by the cooker, again to provide good airflow
– 4x windows [two on the sides and two at the back] to allow lots of natural light in. But they are all tinted windows so people can’t see in, but you can see out.
– Vinyl wooden affect flooring throughout
– Dimmable spot lights throughout, with 3 switches [to choose lighting set up over kitchen area, bed area, and the entire van]
– 4 cupboards above the seating area
– Bulkhead storage [which I use for duvets etc when the bed is up]
– Storage under all the seats [there is also storage under the front two seats in the cab]

No expense was spared with the electrical set up – it is a completely off grid van with solar panels, leisure batteries and hook up if needed.
– 2x 160w solar panels on the roof
– MPPT victron Solar Charger
– B2B charger
– 1500w Pure Sine wave inverter
– 2x Leisure Batteries
– 8x USB sockets located around the van
– 4x 240v sockets
– I took out the original diesel heater but the wiring is still there, and the heater costs £80 – so would be easy to add back in.

Fun bits I added:
– A new and insulated bulkhead wall, which I covered with a bespoke wallpaper mural [this can be easily change if you don’t like the pink].
– A sturdy surf rack – these have carried up to 3 surfboards / a paddleboard [worth £200]
– Anthropologie knobs on the Shaker style cupboards, with wooden latches to stop things falling out when driving.
– A Bluetooth Apple Play system in the cab so you can play music, use Google Maps, and talk to people through the speakers [worth £450]
– Extra security – including a Yale digital safe under the front seat, an ECU Guard, Ignition Guard, Catalytic Protector Guard and two deadlocks [one on the back door and one on the side door]. This was all fitted by Van Secure.

Extras I will throw in with the sale:
– Stitches and Steel universal seat covers x2 [driver seat and double cover for passenger seats]
– A carbon monoxide alarm
– A new porta potty [worth £100]
– The padlock safe under the front seat
– The surf rack [worth £200]
– 6x bespoke thermal black out blinds [bought for £750 one year ago]
– Shower and shower curtain
