Vehicle Description

Currently has 2 belted seats up front, but we have a spare double passenger seat that will be included with this van if needed, to provide 3 belted seats.

MOT to 8/8/21.
Tax to 8/8/21.
It had a service last year when we bought it.
DVLA registered as Panel Van.
There is a crack on the top left windscreen, it does not affect driving or MOT.

Insured through 2Gether Insurance as Self Built Campervan conversion. last renewal was £247 for a year.

The Campervan was converted by a previous owner to a minimal standard with insulation, cladding and basic interior. since we have owned her, she has been modernised in the last year with updated interior, furnishing and paint. Including a complete electrical rewiring, doubling solar and battery capacity, adding a 240v inverter and numerous modifications and feature improvements. such as automatic electric step, hot water heating, a custom mattress, vent window, roof vent, fridge/freezer, internal spot lights, overhead LED mood lighting, new pull-out drawers etc.

Conversion Description

External Bodywork has been maintained and is fairly good condition, a few small minor dents around.
Drivers lock has been replaced with a much more secure version.
Remote Fob is used normally for locking/unlocking.

Front Passengers seat is on a swivel base to turn round to face the rear space adding extra seating capacity. There is walk through space between seats to move between the cabin and rear.

A new touch screen mirror has been fitted which functions as reversing, dashcam and security camera (Toguad CE60-1) has been fitted to allow increased visibility behind, on the road and for peace of mind. This uses a 32Gb memory card to continuously record whilst in motion on both cameras and is also motion triggered to record when the vehicle is parked.

The front window does have a crack on the upper left, but it is not an MOT issue and does not impact visibility.

The standard transit stereo has cd, radio and a after market Bluetooth audio receiver (A2DP).

12v Electrics:
2x 100W monocrystalline solar panels are fitted to the roof, providing upto 20A of 12V power to a MPTT Battery charge controller. This charge controller also functions as a split charger using the Alternator excess power to charge the batteries when the engine is running. Power is stored in 2x 110Ah AGM 12v Batteries under the bench seat – with all the other main 12V electrics. With a 12-way fuse box and main kill switch for the 12v batteries.
A second 12way fuse box is also located in the rear garage.
A 1000W (2000W Surge) pure sinewave 240v Inverter is connected to the batteries via a 200A surge trip switch and double 240v outlets are provided in the main van and in the garage area.
A range of 12v devices are present in the van. From 12v sockets, high power USB points, LED spot reading lights, overhead LED coloured strip light, overhead roofvent fan.
A control panel area hosts switches and panels showing the condition of the Solar charging, battery and Propex air heater.
An automatic electric slide out step, deploys when the side slide door is opened and retracts when the door is closed within 2-3 seconds. providing easy, hassle free access into the rear.

240v Electrics.
On the farside (Driver) outside side wall is a covered 240v shoreline connection, together with a 20m 240v extension cable providing connection to standard campsite connections or a 3-pin adapter for home use. This connects through an automated relay switch, to change between the Inverter (when no shoreline is connected) or Shoreline – when it IS connected. No manual changeover switch is needed.

Water.
The rear garage hosts a 80L fresh water tank, connected to a Shure 12v water pump, pressure activated when any of the taps are turned on. Cold water is pumped directly to the kitchen tap, and cold water feed to the shower.
Hot Water is pumped through a Propex 10L 240v insulated water heater tank in the garage and can be turned on using the 240v Shoreline or invertor (and left on, heating whilst driving), providing hot water to the kitchen tap and shower upto 60C (variable on the Heater). Water stays warm for 2-4 hours after its been heated – depending on the temperature set.

Waste Water.
From the sink, waste water drains out directly beneath to an outlet pipe, depending on locations, can be left to soakaway or captured in a small container to dispose of. The shower uses the same method on the otherside of the van.

Heating.
A Propex 1800W air space heater fitted beneath the mid storage area (running of Propane for heating) uses 12v for temperature control and fan to heat up the habitation area.
2x insulated curtains are used to isolate the warm/cold Cab section from the habitation area and make a huge difference keeping the temperature stable overnight, or in full summer sun.

Inside.
The slide door retracts fully opening the van to reveal a white wood effect laminated floor, and bench seat.

Bench Seat.
The bench seat hosts 2 extra large pull out drawers on smooth running soft-close rails allowing full access to the storage spaces. These have generally been used for food and drink storage.
Alongside the drawers under the bench is the electrics area with batteries, fuses, charge controllers and feeds to the control panels on the adjacent side wall.
The bench seat pulls out on sliders to transform into a large full length (90cm deep x 180cm long ) bed, folding down the back cushion to form the extra bed section.

Just above the bench seat is a sliding/fold up table which drops down over the seating, supported with a simple pole leg. This can be slid along the full length of the seating area to accommodate different requirements for full flexibility of the space.

Kitchen and Storage
The kitchen space comprises a `8821` Smev sink/hob unit with single burner running off Propane with a compact sink tap using the hot/cold pressurised water. Underneath is a small Flavel Vanessa oven also running off Propane with 2 shelves. Beneath the oven is a large pullout pan draw using the same full extension soft close rails for full easy access to the complete storage area.
On the left side, there is a smaller cutlery drawer at the top, the middle drawer is larger for plates/mugs/bowl and at the bottom a removable veg box which is not on sliders so can be lifted to use while preparing food.

On the right of the kitchen area there is a small fold-up worktop section, which can be dropped down when not in use. Just below this there is a 12v socket which is used below for the Dometic CDF-18 compressor fridge/freezer. This can be accessed from outside the van and is perfect for general cold food storage or can be turned up to freeze if required.
Above the kitchen worktop is tiled, with shelves and downlighting.
To the left of the kitchen is a tall shelved storage area in the middle of the van.

Shower Cubicle
The toilet and shower cubicle is opposite the kitchen and tall shelving.
The Shower runs off pressurised water, from fresh cold and the 10L of hot water (upto 60C) to mix down with cold to personal choice of temp. This provides sufficient hot water for upto 2 people to shower on 1 heated tank.
The toilet is a Thetford Portapotti, with 15L capacity and generally needs to be emptied every 3 days of normal use. Depending on circumstances and usage. It is refilled with Elsan Green liquid as required by most campsites now.
The shower cubicle features a shower screen and 3/4 length door mirror, and bright internal room lighting.

Fixed Bed.
At the very rear of the space is a cosy fixed bed.
The custom fit mattress is new, only purchased this year from customsizebeds.co.uk and is a medium hard memory foam topped 15cm deep luxury mattress. The Bed size is 105cm (wide) x 174cm (length), it is cosy for 2 adults but roomy for 1 adult. The head and feet section of the space has been extended to add extra sleeping space and lined with soft touch material to match the rear door internal panels.
2x small warm white LED reading lights on flexible arms allow adjusting the light to suit and a double usb socket for phone charging.
A small secure vent window has been fitted with integral flyscreen, allowing ventilation and light into the sleeping area.
A light grey rainproof detachable screen has been added to cover the rear door area so when the weather is not so good, the bed does not get wet whilst accessing the rear garage.

Overhead,
There is a LED light strip running the full length of the van, with a remote control and RGB colour and brightness controls to provide ambiance lighting.
A Fiamma 40cm roof vent opens up above the kitchen area and has been retrofitted with a custom 20cm fan to expel air at the touch of a switch.
Next to the roof vent is a smoke and carbon monoxide alarm.
At the front, above the Cab there is a large locker space, which has been lined with insulation and used for general storage.

On Top
On the roof is the Fiamma roof vent and 2x 100W solar panels directly bolted to the roof with rivet nuts and all weather sealed with sikaflex.
At the rear above the doors is the HD reversing camera.
Along the nearside (Passenger) above the sliding door is a 3m awning rail. This is for a 2.4m rain/sun canopy to slide in to, and quickly erected with 3 poles and guide ropes to provide outside shelter in various weather conditions. The canopy is folded away and stored in the Garage.

Garage.
The rear barn doors open up to reveal a spacious garage area.
This hosts the 7Kg Propane gas bottle, 80L fresh water tank, 10L propane tank, a 2.5m2 sun/rain canopy, 2 levelling blocks and planks.
2 overhead LED strip lights and an outward facing LED flood light provide lighting.
The second 12v fuse box is fixed to a panel, alongside a 240v double socket.

Rear.
The rear of the Van has a large metal footplate/step.
The rear bumpers have 4x reversing/parking sensors embedded.

Underneath
12v Electric step is mounted just in front of the sliding door.
The Propex heater has exhaust in, and the exhaust out is routed to the rear of the Van.
2 Water outlets drop from the sink and shower.
A spare tyre is attached to the standard fixings slung underneath – and the winder handle is included in the garage.
