MOT -June 25
Last MOT had 2 advisories, chips in windscreen that do not effect the drivers view and some untidy wiring underneath. The wiring has now been rectified.
Last full service carried out in June 24 at 164.5K miles.
Serviced at 20k, 56k, 91k, 125k, 158k, 164k

Vehicle History
The van spent the first 4 years of its life as lease vehicle covering motorway miles. The first 158k miles were completed in this time and it was regularly maintained and serviced. It was then bought by a gardener and used to carry garden tools and waste for the business in its local area before being sold to the previous owner who had intentions of converting the van. Used for a few small few trips covering only 2 thousand miles over 2 years of ownership. They didn’t convert it but simply attached a drive away awning to the side and put an Ikea sofa bed in the back.
I have owned the van since June 2022 and covered 5 thousand miles in the last 2 years. The van is really economical still achieving 45mpg on a run. The cruise control makes longer drives much more pleasant. We’ve been to Scotland, the Lake District, Devon, Cornwall and East Anglia.

The van had a new starter battery in March 24, windscreen motor replaced in June 24 and the rear brake callipers and handbrake cable replaced in June 23.

Vehicle Condition
For its age and mileage the bodywork is in good condition. A few stone chips on the bonnet area and wheel arched. Recently detailed and ceramic polished. Wheels reconditioned and sprayed black. Tyres have a good amount of tread on all wheels.

Conversion Description

Overview
After renting a few vans from Quirky we decided to build a family campervan for our use but with the aim of renting it out when not in use to help cover the costs of owning the van. The spec of the van was to seat and sleep a family of 5 and be capable of being off grid for up to 5 days and be self sufficient even if it was cloudy and raining but with space and storage!

The van layout was inspired by Vanlife Conversions MILO layout and I sought out NOHMA Energy (formally NOMADIC) to design the electrical system. We wanted a large 5 berth van but without a fixed bed or a pot top. The solution was a lifting bed on pulleys that pulls up to the ceiling when not in use and gives ample headroom to sit under and then lowered into place when needed and a seating area that turns into a bed.

Conversion:

Internal:
Insulation
– Floor- 25mm Celotex
– Walls -75mm Celotex and voids filled with recycled plastic insulation
– Ceiling- 25mm Celotex
– All sound deadened with Dodo Matt
– Floor- 12mm ply covered in hard wearing vinyl in Tezzarno marble effect
– Walls- 9mm ply grooved to look like panelling and finished in Dulux Natural Hessian
– Ceiling 6mm Ply painted black with 4.5mm Bamboo veneer slats and LED light
– 2 additional rear seats from a Ford Custom Tourneo that fold down and are fully removable
– Driver and Passenger seats both on swivels.
– Large storage unit designed to fit 5 IKEA Kallax boxes

Kitchen:
Thetford Topline 922 double burner Hob
Thetford Duplex Oven and Grill Piezo
Waeco CR 50L fridge with freezer compartment
Stainless Steel Sink 40cm x 40cm with chrome mixer kitchen tap
Shurflo accumulator with pump and filter
Pop up 240V socket with 4 sockets and 2 USB ports
16mm Bamboo worktops
Large pan drawer under oven and separate drawer above fridge
Cupboard above Hob with under counter LED light
Open cupboard above sink and storage cupboard underneath with room for bin and kitchen supplies.
All painted in Frenchic Al Fresco Duck Egg

Front Cab and Front Seating Area
Passengers and drivers seats swivel around to allow communal area with bamboo table on Lagoon leg
12v charging socket and 2x flexible reading lights each with USB charging ports
Large overhead cupboard above 2 rear seats with lots of storage
Overhead cab locker is sound deadened and lined with closed cell foam and stored Thermal Window blinds, camping chairs and coats
Roller blind for window

Rear Seating area

Large U shape seating area furnished with 50mm memory foam cushions that forms a comfy double bed. The lifting bed above is simply lowered up and down as and when needed and is a small double. There is plenty of room underneath the double bed when it is raised. You can sit below it when the bed is lowered, just about. I’m 6’1 and in-between the supports I just about graze it.
The windows open and have bamboo window sills on all of them. There are 2 touch sensitive LED reading lights.
For the lifting bed, there is a LED light built into the ceiling fan above.
Both seat lids lift up and provide plenty of storage. The nearside seat houses all the electrics, the other is empty. We store our paddleboard and Porta Potti in here.
The back of the seating area provides a small garage area
Lagoon table leg with Bamboo table

Electrics
The whole electrical system was designed by NOHMA energy with the brief that the van should be self sufficient for 5 days, off grid with no means of charging for a family of 5 with teenagers charging and running laptops and tablets etc. I have a PDF from them of the system overview and wiring instructions. The system is made up of:

3x 100ah TN Power AGM batteries
3 x Victron 140W Solar Panels
Victron Blue Solar MPPT 100/30
Victron 500W Inverter
Victron DC-DC Charger Orion TR-Smart 30A
Victron BMV-712 Smart Battery Monitor
Victron Smart Battery Protect 65A
Victron Temperature sensor
Victron Battery Monitor and LCD display
25A Consumer Unit
Blue Sea Systems 12V fuse holder
230V Pop up socket with 4 plugs a 2x USB charging ports
8 x USB charging ports
CBE Water display showing 100%, 50%,25% fresh water and a red light when waste water tank full
Gas level and ON/OFF control from panel

Gas, Water and Heating
25L Porpex Leisure underslung gas tank with BBQ attachment and external sill mounted LPG fill point
63L underslung fresh water tank 50L underslung waste water tank both with CBE level sensors
Eberspacher Airtronic d2 diesel heater- was in the van when bought but in the wrong location. I have not refitted it but allowed enough space for under the Sink unit. Wiring has been run and the fuel line and pump are still attached underneath but clipped up. Comes with the LCD control screen.

External:
โ€“ 420W solar panels (can keep the camper running completely off grid)
โ€“ 2 x ceiling fans with internal/external extraction and built in LEDs
โ€“ 6 windows (3 opening, offside passenger and 2 slimmer windows in the sofa area) from VanPimps 80% tint
โ€“ Reversing camera and sensors
– 25L underslung gas tank from Propex Leisure and Gas Sign Off
– 63L underslung fresh water tank with CBE level sensors
– 50L grey water tank with CBE level sensors

The van will also come with the thermal window covers for the front and rear windows, levelling ramps and tool kit.
I had planned to make custom window covers so have excess of the yellow/gold material and blackout material which I will include. The Porrta Potti is also unused and included

Why am I selling it?
As most converters will attest, its taken a bit longer to finish than planned. I had hoped to get the sign off from Quirky and rent it but circumstances have changed and I now need to free up the money to put towards an extension. A very reluctant sale.
The van is priced to reflect the mileage and standard of conversion.
Sensible offers considered.
My phone signal isn’t great, please us WhatsApp if possible.
