Vehicle Description

Van Nessa is our much loved low mileage former 17 seater minibus conversion LWB RWD. Now fully registered with DVLA as a Motor Caravan. (No easy task, believe me!) She is long and tall. You can stand comfortably and easily inside (unless you are a giant!) Her size is her beauty. Personalised number plate (NE56 VAN) comes with her (if you want). So much room for two.

Service and MOT done June24. Habitation certificate June 24. Converted professionally finished 2021. Suits 2 people. Vast double bed area 180cm long. The bed area converts easily to allow seating. Kitchen includes white butler style sink with mixer tap with hose, twin gas hob, and fridge freezer, real wood work surfaces in perfect condition. Fully usable off grid. Excellent dining area with bespoke table. Ample storage cupboards and drawers. Gas and/or electric fired boiler provides great supply of hot water ample for showers and washing up. Excellent super spacious shower room with ample room for Thetford WC which we can leave if you wish, extractor fan. External cold water shower also. Large 70L water tank. LPG gas cylinder. Two solar panels (add to the height) and charge the 2 leisure batteries. Batteries also charge when vehicle running and obviously can hook up to mains power. Inverter (3000) allows use of 12v or house hold plugs internally when off grid. Professionally fitted tinted windows to rear allow excellent privacy and the ex-minibus in her allows the most amazing views out. (Depending of course where you park her! We suggest the Isle of Skye but you also get some spectacular views by the Italian Lakes.)
Diesel heater fitted under the seating area, with warm air ducted to living space. Excellent (sound and) heat insulation means we rarely have needed the heater. UK and European power cables, hose for water tank camping cutlery and crockery, pans and kettle all included.
In the spirit of openness: The minibus is now 8 years old, low mileage and mechanically in wonderful shape with hundreds of thousands of miles of fun left in her. There are some small areas of minor paintwork scrapes as you would expect with an 8 year old vehicle but she is in really brilliant condition in our opinion. Small paint chips on front bonnet and around drivers door handle as expected.
There had been an intermittent issue with the sliding side door closure which has now been fixed (May 24) professionally using all new ford parts.
I have had all tyres changes since we purchased her (about 8,000 miles ago).
The two batteries have been replaced June 24.
The clutch was replaced this year 2024.
The side door slide out step had a very common intermittent tendency to stay out and this immobilised the vehicle which can be a real nuisance! We have had Ford immobilise the side step. We can easily step up into the van. A simple manual step might be needed if you have very dodgy knees! The step is still attached and Ford can replace the mechanism but that is something we have not done simply because we easily live without it, and you wont notice it if you have never had it.

(NB We have almost all camping kit you would ever need purchased new in the last 2 years. Camping table and chairs; mosquito net; sun shade UV sun ninja; hammock; camping light; projector; fire pit/bbq; chocks; back of seat tidy; windbreak; 4G router, and much more. All items are available and can be purchased separately and/or can form part of our negotiation. Would be ideal if you plan to use this summer or rent. We have had an estimate of £100- £110 per night rental.)

Conversion Description

The conversion was done professionally for the first owner who sold to us immediately it was completed. The conversion was done by a company called Vampervans in Blackpool 2020/21. We purchased the van in early 2021 and the first owner who commissioned the conversion had done a great job with spec for interior insulation and style and lay out design but perhaps had not requested the highest specs on some of the electricals eg the solar panel controller or inverter etc.. Since purchase we have systematically replaced the items that were lower quality, with top quality items and rewired to allow simple access to land and leisure battery power. Some of the plumbing was not great, needless to say we have replaced that too, including boiler pipe work and new shower fittings both internal and external. Everything now works and Nessa is in excellent condition. She has been painted and resealed and had new flooring. We have used her extensively travelling round the UK and across Europe and wanted peace of mind and reliability at all costs. I worked hard to ensure she is now fully recognised as a motor caravan by DVLA, having been born a mini bus, (she has we feel, always identified as a campervan). In order to sell with peace of mind I have just spent another £2000 fixing niggling issues that would have made me feel uncomfortable after you purchased her. We will have complete peace of mind now if you make the great decision to adopt Nessa into your family.

Beds Description

The bed is at the rear of the van and can be left made up or fully converted to seating area with simple to use Sequoia table leg assembly and bespoke surf board style Nessa Table top. The bed is the full width of the van 1.65m and 1.80m long. Making it between Queen and Super-King size in width. There is storage, water tank and electrical cupboard and heater area in the storage under the bench seats.
