Never used for any building work. Previous owner used it for 7 trips to Ukraine for relief work.
Bulletproof 2.2 diesel.
This being the 2.2 engine, it has masses of power and does not have a cam belt so there are no worries with this, has a cam chain which is good for the life of the engine. [Unlike the 2.0 version which you will find struggles uphill and has a cam belt!]
Got average of 34mpg on trip to France!

Van was newly converted by myself last summer and we have used it throughout late summer 2023 until our France trip in July/August this year. Still in as new condition. This is the 4th van I have converted learning a lot from the previous ones. Only selling as just bought a brand new one to covert!

Versatility:
The van is suitable for couples and one friend with the sofa seat set up. The sofa seat can quickly convert into a 6 foot single bed for an extra adult. I have slept on this very comfortably.
Takes 3 minutes to set up
The sofa can also be used as a chaise-longue.

The van is totally ‘off grid’. We’ve just done three week trip to France in which we relied just on solar panels and the DC to DC Charger which runs from the engine. The lithium leisure battery showed no signs of dropping voltage even though we are running a 12 V fridge constantly and we have loads of lighting, 2 x fans and other electrical equipment including USB outlets etc.
I probably went overboard with the solar panels and the size of the battery however this means we have never had to pay for sites. Campsites now are often charging between £50 and £80 per night so without needing any electric hook to charge the battery, this is obviously a huge saving which is ongoing.

There is enough room on roof to fit another large panel, probably 250w or even larger.

I will try to list everything I have done to the van but will no doubt miss some things out:

Sound deadening:
Dodo Matt to all panel. (£200)

Thermal insulation:
Fully insulated walls floor and ceiling with Kingspan and water repelling insulation ( recycled plastic bottles) stuffed into various struts where Kingspan would not fit. (£350)

Damp proof membrane to interior

Sound system.
Top of the range Alpine multi media screen
With Apple Play giving hands free mob calling on screen. Bluetooth. All app that are on your phone will appear on the huge screen for ease of use. Back up by expensive speaker in living area of the van and can be run off leisure battery rather than having to have ignition on while parked up (£1100)

1 displays on Alpine screen aiming backwards the other on a separate screen, this one points down from the roof so you can see anything immediately in the rear bumper area.

1 x 240V switched socket outlet ready for inverter to be fitted. We never bothered with one but decided to put a socket in for future use.

Truma 4E 240v/LPG gas combi heating system. (£1450). We just run this off lpg but can also run off 240v if you wanted to.
This is the market leading system fitted on £80k plus new campers and caravans giving hot water and heating for the van. ( I wouldn’t have anything else and am installing the same system in my new van )

20ltr underslung LPG tank and fittings. (£540)
This cost me a fortune but will save loads rather than refilling calor gas bottles. Far more convenient.

2 cassettes for toilet which gives us 5 days use without having to find somewhere to empty.
I have a storage rack in the garage over the wheel arch to keep the spare/ full tank.

After having problems with the flimsy plastic shower base in a previous conversion, I have installed a wet room in this using wet room boarding, tanking solution and tape and then mosaic tiles fitted using flexible adhesive and grout.

Shower interior is 2 mm industrial wipe clean upvc panels all round.

Kitchen worktop is 12.5 MM Zenith solid surface worktop: totally waterproof. ( This material can be submerged in water so no problems with water ingress and subsequent swelling! £350 per length)

Brushed steel designer mixer tap and expensive deep stainless steel sink. (£190)
( In my first van I had a Thetford hob sink combined, very thin and flimsy and sink was too shallow. The set up I’ve got in this one is the same as the 2nd and 3rd van I converted and have just bought the same for my new one)

Flip up extra worktop at end of kitchen run.

All top storage boxes have gas filled struts and are fully lined

General
The fixed bed is constructed of timber slats with foam mattress. ( The mattress is BRAND NEW, never been used )

There is a huge ‘garage’ under the bed with lighting and access to electrics, water pump etc..

The removable bench sofa seat has huge storage underneath. The cushions are made from a Next sofa we acquired and had them cut down to suit and professionally covered, very comfortable for 2 or tilt the drivers seat forward and can be used as a chaise-longue type seat.
Nice feature to have a fixed bed AND a comfy 2 seater sofa with view outside side door!
The sofa converts into a very comfortable single 6ft bed. takes about 3 minutes to setup.
Seat covers are removable for washing.
There’s also a spare set of jade green seat covers. Had them made but didn’t use them as we found some nicer tartan material.

Removable fully adjustable Lagun style multi swivel table. (£125)

Heavy duty LVT flooring throughout. (£40 per sq mtr)

Colour coordinated black out curtains all round

Feature painted timber ceiling with black spacings and inset LED spotlights, and curving round over head of bed. Flexible stainless reading lights over bed.

(As I was just taking a bucket of scrap metal to weigh in they did not give me a certificate.)

As you will see if you have looked on this website, there are a few vans of this age, may be a little cheaper than this one. Please bear in mind the condition the mileage of the van and the quality of the interior. I am a kitchen fitter/joiner and qualified electrician so you will not be disappointed with the finish! If you’ve been looking for a while you will know there is a lot of overpriced rubbish out there! Everything has been done on this one to a very high spec using market leading products.
I’m so please with this van that my new van will the exact same layout and more or less all the same fitments. You could live full time in this van! In fact my first 2 vans which had the same spec are being lived in full time.

When comparing please compare ‘like for like’
Do others have the market leading Truma LPG/240 V heating and water system?
Many just have the cheap Chinese diesel heaters that are on the market, and possibly an inadequate water heating system: some of the gas water heaters you will see in vans can only be used outside or with the doors open.

Do they have fitted underslung LPG tank?
( So much more convenient than swapping calor bottles and costs approx 1/4 the price to fill!)

Do they have the top of the range super quiet Maxxair fan or an usable cheap version such as Fiamma?

Do they have a proper cassette toilet with spare cassette or just a porta-potty?

Do they have a proper shower enclosure in the van or is it some system that hangs out of the back of the van doors?

Do they have a truly ‘off grid’ system?

Do they have a fixed bed AND comfortable seating area?
Also this one is in the best colour. Metallic silver with black trim!!

Please feel free to look at others of a similar age mileage and condition, check out the quality of fitments then come and look at mine.

You will not get one with this spec for cheaper.

Absolute bargain to £49995!

As with my previous conversions, I’m sure the first person to see it will buy it!

The vans v5 registration document is in my name and the address shown on it is the address at which it will be viewed. I can prove who I am with photo ID and address ID showing I have lived in this address for 10 years.
Also got the wallet containing service history book, owners manual and spare key etc.

I will spend a full day with the buyer showing how everything works and how the van has been built.
